A proposed recreational vehicle campground goes back before Bernalillo town councilors Monday evening.
Adil Rizvi is seeking to build a way station on 22.6 acres on State Route 165 east of I-40. He’s asking councilors to approve the special-use zoning required for the project.
The proposal, which was cleared in November for a public hearing, calls for 28 tent pads, 111 RV pads and 19 casitas on the site. The campground is intended to cater to short-term renters, who will stay 30 days or less at the site.
The planning and zoning commission voted in October to recommend approval of the zoning change, citing compliance with the town’s comprehensive zoning ordinance and the absence of conflict with other planning regulations.
That recommendation came with conditions that included capping stays at 30 days, providing evidence of water rights and developing a grading and drainage plan.
Tierra West LLC, which is representing Rizvi, has included those items in the agenda packet.
The firm says no lighting or utility lines are proposed for the site, though a propane filling station is planned.
Tierra West says the proposal advances Bernalillo’s land-use, economic development, recreation, infrastructure, community services and hazard mitigation goals.
Additionally, the campground’s layout will ensure each RV is separated from others by at least 15 feet and from any street right-of-way by at least 25 feet, according to the agenda.
